Estate Landscaping
Ascot Gardeners are the current contracted landscapers for The Glade, Dairy and Felstead areas of the private residential estate of Sunningdale Park.

LCS have been contracted to maintain the Walled Garden and Gardeners' Cottages' areas of the estate (as of June 2024).

Brimstones & Scofell are contracted by the Land Trust, in the management and landscaping of the SANG parklands.

Details of the landscaping plan are contained within the estate's Residential Management & Maintenance Scheme document.
Planning Consents
Encore have requested that all owners are reminded to get planning consent from Berkeley Homes before carrying out certain works or activities.

Encore have asked for all requests to go to the Encore Estate Manager, Charlotte Cooper, who will assist owners in putting together the required information ahead of approaching Berkeley Homes for consent.

The process for considering consents may require evidence of support from the owners of neighbouring properties.

Other parameters that would be looked at include, but are not limited to, planning conditions and permitted development rights, how services might be affected and ground levels.

The full details of the activities which require consent are contained in your lease or transfer, however if you are uncertain, please call Encore before commencing any works. Some example activities requiring consent are:

· Making any external alterations including changes to windows, doors and fences
· Installing or changing a garage or shed
· Extending your property
· Installing a TV aerial
· Keeping a pet such as cat, dog, bird or other animal in your apartment (leaseholders only)
Winter Road & Path Gritting
The estate roads and paths are salt gritted during the Winter months by SafeGrit.

SafeGrit are instructed to attend the estate when snow is forecast and/or when the temperature is due to drop below 0°C.
Tree Care & Maintenance
Given the number of mature trees within the residential estate, as well as the adjoining Audley and SANG Parklands estates, annual tree maintanence is part of the estate service charge.

Encore and Berkeley currently use Ruskins tree surgeons, who carry out a full tree survey every 3 years, with interim remedial works carried out every year in between.
Accessing the main lake
The tarmac path around the main lake, as well as the paths leading to Northcote House, is owned by the Audley village and is not open to general public use.

However, the ROC has agreed with Audley that ROC members can access the main lake and make use of signposted private areas. In return, we have said that Audley residents may make use of paths within our estate.

If you are approached by an Audley staff member or resident, simply state that you live within the park and have been given permission to access it.
Tracking Contractor Visits
Sunningdale Park is visited almost daily by contractors carrying out works across the residential estate, including cleaners, gardeners, tree maintenance teams, and others.

Encore Estate Management use an app called Dwellant, where contractors digitally record (with photos) that they have been on site and carried out their works.

Should residents' wish to see a record of a contractor's attendance, they should contact Sonia Smith, the estate manager.
Installation of EV Car Chargers
Only applicable to properties with car parking spaces in estate communal areas:

An owner who wants to install an electric vehicle charging point should contact the Encore estate manager. Encore will then liaise with Berkeley for their technical team to review.

Berkeley have produced a document detailing the process to follow to get an EV charger installed for your property.

Berkeley will produce a proposal through their subcontractor, HIL, for the installation of the charging point.

Berkeley and Encore's approved supplier is POD Point which is capable of connecting to the communal estate's electricity supply. POD Point chargers are used as there is metering software built into the charger so that costs can be apportioned appropriately.
