The ROC has pursued a number of projects / initiatives, past and present, on behalf of all residents of the estate to further improve the facilities, or to keep existing infrastructure in good working order.

Project Description:

Organising an Annual General Meeting (AGM)
Project Description:
The ROC is currently starting to organise an all owners virtual Teams meeting event, to inform owners on the latest with respect to running of the estate, and provide an opportunity for people to ask questions to the ROC, and to Encore estate management.

Vehicular Access Barriers
Project Description:
To assess the feasibility of implementing 2 vehicle access barriers, one located on Madeira Walk, and the other on Linnet Drive, after the SANG car park, limiting unauthorised access by non-residents.

The ROC is currently formalising a draft proposal to send to Berkeley for initial review. Once we have received feedback from Berkeley, we will then circulate the information to all owners for discussion and agreement on a way forward. A decision to install such a barrier will require the support of ALL benefitting owners.
Estate Signage
Project Description:
To improve signage across the estate, indicating the distinct areas and making clear to the public areas that are private.

The ROC has been working with Berkeley during 2024, where there have then been subsequent improvements. The ROC is currently preparing a 2025 signage proposal, in order to make further adjustments and remove what is now an excess of legacy signs in some areas.
Installation of CCTV to the Dairy
Project Description:
To work with Berkeley in getting CCTV installed at The Dairy, and an additional camera installed on Linnet Drive near Gardeners' Cottages

Discussions are still ongoing with Berkeley on options to get CCTV installed at the Dairy. Failing that, other security arrangements are being explored.

Walled Garden Communal Path Lighting
Project Description:
To improve the path lighting to the inside of the Walled Garden.

The ROC successfully engaged with Berkeley in installing new higher power path lighting within the Walled Garden, as well as then in a later instance, installing an additional set of lights (where there had previously been none). Residents have informed us they're now much happier with the new lighting in place.
Contractors' Car Park
Project Description:
To challenge Berkeley on behalf of residents, regarding the ongoing use of land on Linnet Drive by contractors (likely until 2026), and mitigate its impact as much as possible.

In discussions with Berkeley. we successfully got them to remove the white hoarding, and put in place more natural green hoarding, so it at least blended in better with the surrounding environment. Upon investigation by the ROC, despite what the Sales Suite had been communicating to customers, Berkeley had always retained a right to use the land containing the Contractors Car Park land until they finish construction in 2026-2027.
Guidance on Electric Vehicle Charging Points to Freehold Properties
Project Description:
Gather information for residents from Berkeley on the options available to residents, if and when they want to install electric charging points.

Berkeley have shared an initial set of information details with us, and we've updated the estate information page on the portal. We've asked Berkeley to share further details around specific EV charger models etc.
