Introduction & access
Sunningdale Park is an entirely privately owned residential and parkland estate split into 3 sections.
There is what is colloquially known as the Audley Village, a retirement village set around Northcote House, the mansion of Sunningdale Park.
Then there is what is simply defined as the Sunningdale Park estate, owned by residents with a mix of houses, apartments and curated gardens.
Finally, the SANG, made up the estate's parkland, owned by the Land Trust and opened for residents and members of the public to enjoy.
The SANG is the only part of Sunningdale Park open to the public. Non-residents are not permitted to use the private parts of the estate for recreation or traversing as a 'shortcut'.
Private areas of the estate are clearly signposted, marked as either 'Private Road', 'Private Area' or 'Residents Only'.
Management of the SANG Parklands
Getting here
On foot
After construction completion, there are 2 permitted pedestrian routes into Sunningdale Park.
The first route is via the SANG car park on Silwood Road, which can take you onto several footpath routes leading into the parkland.
The second on foot route is via Larch Avenue where the sales suite is currently located (road not yet completed).
Pedestrians should not be using Holly Hill Drive / Madeira Walk to access the SANG park.
By car
To get to Sunningdale Park by car, the main visitor parking entrance is on Silwood Road (B383). The easiest road route is via the London Road (A30).

Visitor parking
All non-resident visitors to the estate MUST use the SANG car park located at the
Silwood Road entrance of Sunningdale Park. The car park is free and hard surfaced, with 12 spaces. The car park is not lit.
Patrons of Kemptons Bar & Restaurant may use customer parking available via
the North Lodge entrance.
Dog walking
Dog walkers are welcome at Sunningdale Park, with visitors able to use the SANG parkland, with a multitude of grass and gravel paths.
Dogs must be kept on leads in signposted areas, and must be kept under control at all times (even if not on a lead).
Several dog litter bins (dark green coloured) are provided in the SANG parkland.
Cycling
Cycling is not permitted within the SANG parkland. Signage is being placed at key entrances to the park to advise of such.
Due to the layout of the parkland and design of the paths, the Land Trust made a decision to prohibit cycling in the park.
Photography & use of drones
Photography is permitted in the SANG parkland, however it is NOT permitted in private areas of the estate.
The use of drones is not permitted anywhere in Sunningdale Park, except where permission has been granted.
Horse riding
Horse riding is unfortunately not permitted anywhere in Sunningdale Park. Riders found within the estate including the SANG parkland will be asked to leave.
